Lake Michigan levels vary sometimes greatly, if you build on the beach you must be prepared for the result. http://www.in.gov/dnr/water/3661.htm http://www.in.gov/dnr/water/files/06WaterL...kesMichigan.pdf A look at the second url, which shows a graph, shows that Lake Michigan has varied as much as 5.44 feet over it's recorded history from 1918 to 1985. If you consider how gentle our beach slope is, 5.44 or 5feet 5". That's as tall as some adults. It's a huge difference. If you look at some of these pictures, it is not hard to imagine water coming over the sea wall in a November storm. It is my understanding that it is virtually impossible to get water damage insurance for a home on the shore lake Michigan.
