Door opened for 40-acre project

July 19, 2012
MICHIGAN CITY -- The door is wide open for commercial development of a 40-acre parcel along Interstate 94 at Michigan City.

The LaPorte County Commissioners granted final approval Tuesday to plans submitted by Holladay Properties to develop the northeast section of the I-94 and U.S. 421 interchange.

The site already has an IU Health medical clinic that went up just several months ago.

Ryan Kelly, vice president for planning and design at the South Bend-based development firm, said final approval of the plans was needed to open up the rest of the site for growth.

He said several companies have been approached about building and now it's possible for those negotiations to take off.

"It really gives us clout when we deal with prospective businesses. Instead of saying we're working on getting the development finalized with our zoning, we're there. It gives us a lot more credibility," said Kelly.

Kelly said additional medical offices along with hotels and restaurants are envisioned for what's being called Life Works Business Park.

It could take five years or more for the entire site to be occupied, he said.

Additional road and sewer line construction is planned to fully serve the parcel.
